Welcome to Kinondo Villas. These Terms, Booking & Cancellation Policies (“Policies”) govern all reservations, stays, website use, and related services offered by Kinondo Villas. By making a booking, submitting an inquiry, or staying at the property, you acknowledge that you have read, understood, and agreed to these Policies.

1. Property Overview

Kinondo Villas is a luxury private villa accommodation located in Diani, Kwale County, Kenya. The property is designed for private leisure stays and is not a public hotel.

2. Eligibility & Booking Authority

• The primary guest must be at least 18 years old.
• The person making the booking accepts full responsibility for all guests.
• Bookings made on behalf of third parties must be authorized.

3. Booking Confirmation

• A booking is considered tentative until payment is received.
• A booking is considered confirmed only after receipt of the required deposit or full payment and issuance of written confirmation.
• Kinondo Villas reserves the right to cancel unpaid reservations without notice.

4. Rates & Seasonal Pricing

• Rates vary based on season, length of stay, number of guests, and special dates.
• Peak seasons, festive periods, and public holidays attract higher rates.
• All rates are quoted in Kenyan Shillings unless otherwise stated.

5. Payment Terms

• A deposit is required to secure all bookings.
• Full payment may be required before arrival, especially during peak seasons.
• Accepted payment methods will be communicated during booking.
• Failure to complete payment may result in cancellation.

6. Cancellation Policy

Cancellation terms vary depending on season and rate plan. Specific cancellation terms will be provided at the time of booking and take precedence.

• Early cancellations may qualify for partial refunds.
• Late cancellations may attract partial or full charges.
• Administrative and transaction fees may be non-refundable.

7. Non-Refundable Rates

• Some promotional or discounted rates are strictly non-refundable.
• No refunds, date changes, or credits apply to non-refundable bookings.

8. Amendments & Date Changes

• Booking amendments are subject to availability.
• Rate differences caused by date changes must be settled.
• Amendments during peak periods may be restricted.

9. No-Show & Early Departure

• Failure to arrive without notice is considered a no-show.
• No-shows and early departures are non-refundable.

10. Check-In & Check-Out

• Check-in: From 2:00 PM
• Check-out: By 11:00 AM
• Early check-in or late check-out is subject to availability and additional charges.

11. Security Deposit & Damages

• A refundable security deposit may be required.
• Guests are responsible for damages, breakages, or excessive cleaning.
• Repair or replacement costs may be deducted from the deposit.

12. Maximum Occupancy

• Maximum occupancy limits must be strictly observed.
• Unregistered overnight guests are not permitted.

13. Visitors & Events

• Day visitors require prior written approval.
• Parties, events, or gatherings are not allowed without written authorization.
• Additional fees and conditions may apply for approved events.

14. Children & Safety

• Children must be supervised at all times.
• No childproofing or lifeguard services are provided.

15. Staff Access & Services

Housekeeping, maintenance, and security staff may access the property as required to ensure proper operation.

16. Utilities & Services

Occasional interruptions to water, electricity, internet, or satellite services may occur and do not constitute grounds for refunds.

17. Swimming Pool, Ocean & Natural Environment Disclaimer

Use of swimming pools, outdoor areas, beach access, and ocean proximity is entirely at the guest’s own risk. Kinondo Villas accepts no liability for injuries, wildlife encounters, tides, weather conditions, or natural hazards.

18. Force Majeure

Kinondo Villas shall not be liable for cancellations or service disruptions caused by events beyond reasonable control, including natural disasters, government restrictions, or utility failures.

19. Photography & Marketing

The property may be photographed for marketing purposes. Guest privacy will be respected.

20. Complaints & Disputes

Any concerns must be reported during the stay to allow resolution. Post-stay complaints may be limited.

21. Governing Law

These Policies are governed by the laws of the Republic of Kenya.

House Rules

• No smoking inside the villa
• No illegal substances
• Quiet hours must be respected
• No pets unless approved in writing
• Respect neighbors, staff, and property

Personal data is collected solely for booking, communication, and legal compliance purposes. Data is protected and never sold.
